NE Metro Denver Real Estate Report May 2014

Northeast Suburban Denver continues to offer the lowest average home price of all the Metro areas.  Here one can find a new or newer home in the mid-$200’s.  Still inventory is diminishing with some of the lowest average “weeks of inventory” in the area.

Weeks of Inventory is just a gauge of how long it would take to sell the existing number of homes based on the numbers of homes for sale at the current time.  It does not take into account new homes that come on the market.  As a gauge of the market we can tell how competitive it is for sellers and how long it will take for them to receive and offer on their home.  Right now Sellers have the upper hand.  It is a strong sellers  market.

The new year brings a strong real estate sales market to the Northeast Suburbs of Denver.  The shortage of inventory continues, forcing prices up and frustrating buyers who are trying to purchase a home.

If you are a homeowner looking to sell, this window of opportunity may not be open long!  As interest rates remain low, buyers will be in the market. Once the rates go up, well there’s no telling what might happen.

Knowledge is power, knowing what the market is doing is the first step in a successful real estate transaction.

The easily read band graphs provide the following information:

  • Number of Sold Properties in each MLS region
  • Number of Active Listings
  • Number of weeks of inventory
  • Average Sold Price
  • Average Days on Market (DOM)
Note the color coded band that indicates what type of market each area is typically considered to be in.  High inventory means an extreme BUYER’s market.  A low inventory of homes available for sale indicates an Extreme Seller’s Market.

The Northeast Region encompasses Aurora North, Brighton/Fort Lupton, Denver Northeast, East Suburban North, N Northeast Suburban, North Suburban Central and North /Suburban East, we are in a “normal Seller’s Market” with the exception of the East Suburban North area which is experiencing a “normal buyer’s market”.

Again this month, Northeast Region of Suburban Denver continues to lead the areas in the highest ratio of solds per listings at 29%. This area also has the lowest average price of all the regions at $192,587 which is also up from last month’s average of $185.803. Buyers looking for a good value in their home purchase are finding deals here.
