Excellent points. About 75% of the homes for sale here are bank owned. Consumers don't understand how different the market is compared to what it was a few years ago. I have to say that there is a large difference between bank owned homes and a regular listing. Its been our experience that bank owned properties take longer to close than a regular listing. The sense of urgency is just not there (usually).
