		<description>Shawn ~ Actually short sales are not good business for buyer&#039;s agents.  It is the business we have right now.

As for taking the property off the market as soon as you have multiple offers, as a seller I would question your loyalty.  Was it to me or the agents who&#039;s time you don&#039;t want to waste.

As an agent I appreciate your thoughtfulness, but your fiduciary is perhaps misplaced.

		<description>Bob ~ You are a wish man to spend your time where it matters most.  We brokers don&#039;t seem to have that leisure.  There are way too many short sales on the market right now.  We most work to get them gone.  Hopefully without too much pain to the homeowner and others involved with the transaction.</description>

		<description>I agree with a lot of the information on this site. However, I close 90% or more of my short sales and most of our compliments come from other realtors. I think there are a lot of agents that make short sale look bad. The power is in the follow-up.</description>

		<description>Hi Bob, To answer your question, yes, absolutely banks would win.  Unfortunately they are not able to deal with the onslaught of short sales.  Some are better than others, but for the most part our chances of getting them approved are hit and miss.

Many brokers don&#039;t like to broadcast that fact because they specialize in the business.

My problem with that is we need to be honest and upfront with the consumer.  They need to have their expectations in line with reality.

The market would not experience as much negative news, which would help to create confidence in the markets, and homeowner could sell their homes and not have a foreclosure on record. hmmm, what about the IRS?
