Southeast Region Metro Denver Real Estate Market Report ~ September 2014

The SE Metro Denver Region has the most inventory of all five regions and the highest average price.  The “average days on market” to sell is the longest but only by a difference of 10 days!  (Denver’s days on market is 30 while SE Metro is 40!)  Out of the 18 zip codes in this region only six are not in the “seller’s market/extreme seller’s market” category.  Four of those six areas are just slightly lagging behind in the “Moderate to High Appreciation” category. The two remaining areas are Castle Rock and Sedalia where the market is a little slower to sell (59 days) due to the large amount of inventory.  I suspect the number of new homes being built has an effect on this area.

The SE Metro Denver Region has the most inventory of all five regions and the highest average price.  The “average days on market” to sell is the longest but only by a difference of 9 days!  (Denver’s days on market is 26 while SE Metro is 35!)  Out of the 18 zip codes in this region only three are not in the “seller’s market/extreme seller’s market” category.  Those three are just slightly lagging behind in the “Moderate to High Appreciation” category.

It is not surprising this area has more inventory than others when considering the average price of homes is at $394,863, about $10,300 over the next closest area.

In September 55% of the listings taken were sold. That is a very strong market for this desirable area.

Lone Tree Colorado Goes to the Dogs

On the last day of swimming season, the pool goes to the dogs.  Literally!  Only dogs are allowed in the pool and they love it!  They romp, jump, splash and swim.  No one comes away dry.  When we do leave it’s with a smile on our face and in our heart.  It’s a great event!

SE Metro Denver stats are green with the exception of one area, Sedalia!  This area is considered a little remote from the metro area and homes just aren’t selling as fast!  With an average price at $426,900 this area has mostly custom homes.  Buyers in this price range have many options and those include building to their custom needs.  High end buyers might find the best deals in the Metro area in Sedalia, so be sure to take a look!

Average days on market for the SE Metro area is just at 33 days.  This means most homes are selling within a day or two taking the rest of the month for the buyer’s loans to be approved!  Sweet news for home sellers who can enjoy knowing their home is sold without having to be showing it for weeks on end.

Douglas County Home to Iconic Store – American Girl

American Girl, formerly an online retailer opened a wonderful store in Park Meadows Mall this past spring.  The store opening was quite an event bringing in beautiful little girls from all over the Denver metro area.

Several months later the store is still impacting the area.  When I converse with people who are relocating to the area, all I need to do is mention Park Meadows and frequently (depending upon the age and gender of their family) I hear, “Oh, yes!  That’s where the new American Girl Store is!”

Yes, it is.  Douglas County, Colorado a quiet suburb of metro Denver has found fame thanks to the legendary American Girl dolls!

My hubby has a granddaughter who just turned 9.  I mentioned to him, if he wanted to be a “hero” he should shop for her present there.  He listened, but not first without checking with Mom.  Of course Mom thought it was a wonderful idea for Gramps to present the 9-year old with her dream-come-true doll!  So he did.

Now he’s created a monster!  These lovely dolls are made to be accessorized! The character dolls have a wide assortment of wardrobes available for purchase!  In fact there is a styling salon in the store so the dolls can be coiffed when the need arises.

Next door at my favorite restaurant, White Chocolate, they have made it known they are “doll friendly.” So when little girls show up with dolls in tow, they can be seated in special doll seats at the table, just like the family siblings only more miniature.

So American Girl found their niche, they cater to the dreams of 9-11 year-old females.  Apparently that niche is well stocked in Douglas County, Colorado!
