SE Region Metro Denver Real Estate Market Report – October 2014

Southeast Region Metro Denver Real Estate Market Report ~ September 2014

The SE Metro Denver Region has the most inventory of all five regions and the highest average price.  The “average days on market” to sell is the longest but only by a difference of 10 days!  (Denver’s days on market is 30 while SE Metro is 40!)  Out of the 18 zip codes in this region only six are not in the “seller’s market/extreme seller’s market” category.  Four of those six areas are just slightly lagging behind in the “Moderate to High Appreciation” category. The two remaining areas are Castle Rock and Sedalia where the market is a little slower to sell (59 days) due to the large amount of inventory.  I suspect the number of new homes being built has an effect on this area.

Neighborhoods in this Northeast Suburban Area of the Denver Region include, (but are not limited to):

Brighton       Commerce City      Henderson        Northeast Aurora

NE Metro Denver Real Estate Statistics for October 2014 Northeast Suburban Denver continues to offer the lowest average home price of all the Metro areas.  The average price for this month is $267,499.  Still inventory is diminishing with some of the lowest average “weeks of inventory” in the area.

Weeks of Inventory is just a gauge of how long it would take to sell the existing number of homes based on the numbers of homes for sale at the current time.  It does not take into account new homes that come on the market.  As a gauge of the market we can tell how competitive it is for sellers and how long it will take for them to receive and offer on their home.  Right now Sellers have the upper hand.  It is a strong sellers  market.

City and County of Denver Real Estate Report ~ October 2014

The City and County of Denver Zip Code map includes both Downtown Denver homes, condos and townhomes for sale. In addition the City Close neighborhoods of Washington Park, Park Hill, Country Club, Hilltop, Southmoor Park, Congress Park, Cherry Creek, Berkeley, Highlands and many more.

City and County of Denver Real Estate Statistics October 2014 With an average of 30 days on the market, Denver real estate continues at a strong pace of home sales.  This chart of sales per Denver Zip Code shows the diversity in pricing across the City and County of Denver for last month.

Only one area, zip code 80246 which is actually Glendale, not Denver is experiencing a longer time on market. The higher average price could be the reason for that.  It’s not unusual to see longer time on market when the average price is well above the median.  There’s just fewer folks who can afford it!  Even at that Glendale’s range is considered a “balanced market” as indicated by the band chart above.

For convenience I am sharing all 5 Metro Areas so searching for your neighborhood by Zip Code is easy.

If you are in the market to buy or sell real estate and like knowing more about what the market is doing, please give me a call.
