Northwest Suburban Metro Denver Real Estate Market Report ~ September 2014
Real estate sales in the suburban Northwest Region of Metro Denver continue to close at a brisk pace. Two areas are selling at a "Balanced Market" pace, funny how the yellow stands out as though it's not a good thing when in reality a Balanced Market would be a blessing for buyers! This area has a whopping 12 in Gilpin County -84 in Black Hawk weeks of inventory (a number in a few years ago that would have been delightful to see!).
Eleven out of the total 15 zip codes in this area are considered to be in an "Extreme Seller's Market." What does this mean to buyers? Homes are selling quickly and often to the bidder with the highest and best bid. It's not a time to play "let's make a deal!" If you are buyer for this market, do your homework first or chance disappointment when you don't win the bidding war.
NW Suburban Denver has the 4th highest average sale price out of the 5 metro regions at an average of $332,261.
